The location was quiet. The bus stop (for buses into Venice) was nearby. Comfy bed. Air conditioning.
Difficult to find the property. Sadly disappointing. The 'apartment' was no more than one room with a shower room (essentially a 'bedsit') with a semi-partition in the middle that could be walked around either side - in our opinion it was suitable for a couple only, not for four persons as advertised. Tv did not work and despite the owner agreeing to fix it, he did not. Dble duvet cover was soiled and a single duvet inserted instead of a double. No kettle/toaster. 'Breakfast' no more than a meagre basket of pre-packed cakes/biscuits/jams/etc. Milk in fridge was opened and half used. No wardrobe, just a coat stand with one hanger. No teatowels, no washup liquid, and some cups & saucers unwashed. Poor value for money, and with regret we cannot recommend.

Accomidations were very good.Location is perfect - short walking distance to store where you can purchase both local buss and Venice Water Taxi tickets. Rooms were very clean and roomy. Staff was excellent - I will be back. Remember, it is a Bed & Breakfast.

Proximity to Marco Polo Airport. The room was comfortable, a good family restaurant next door. The bus stopped next door to the hotel, was convenient to get back and forth from Venice.

The accommodation is located in a pleasant suburb, ideally located close to a main bus route for easy access into Venice. The accommodation itself was comfortable and clean and the staff we met very helpful and friendly.
The breakfast supplied consisted of a range of pre-packed continental breakfast type confectionaries, layed up the day before. Whilst this made for convenience, I'm not sure I'd have looked forward to it each day for more than a short-term stay.

Good and modern furnishings in the kitchen and batthroom, especially the italian shower (!) Very spacious rooms Very easy to get the bus for Venezia, the bus stop very close to the hotel
No private parking facilities but no problem in the street where we parked our car Wifi unavailable, which is not coherent for such standing. Cleanliness average, should be improved.

It was not what annonced! It's name is not extra hotel ! the name posted there is '' bed and breakfast''!!!!! And the hotel is absolutely not suitable for tourists !

Friendly manager. Comfortable beds. Nicely decorated room.
"Quadruple" room was far too small for the four beds. We had no floor space left at all. Difficult to get hold of staff if problem. We had to ring the doorbell outside and phone their mobile many times before receiving attention. Shower cubicle very small.

Was told incorrect bus information to get to location.Breakfast was pre- packaged pastries. Wi-Fi was available for 1 euro but did not work, and would not give money back. Was not able to use kitchen to heat food up, and we had a 1 year with us. Room a/c was not cold, room was like an oven. When checking out, wife added another tourist tax onto the total. Was not a pleasant experience for being at a supposed bed and breakfast.

Well, they ran out of rooms, so the owner upgraded us to a suite. It was amazing. Everything was 'out of the park', except for the far location from the old city. If you have an extended stay, and don't mind a half hour bus ride to the old city (I didn't), this b&b is a gem.
Distance from the old city is significant. Also, the breakfast is lacking to say the least: very simplistic, even less than a hostel would provide.
